Get Invested: Turnkey or turkey? The new-build rules nobody teaches you with Kate Hill and Alex Dutt
Property Hub - Investment Insights & InspirationShow Notes
New property can offer compelling advantages for investors, but “new” doesn’t automatically mean “better”. As Australian property investors reassess their options in the post-Budget environment, eligible new residential property is attracting increasing attention thanks to potential tax, depreciation, maintenance and cash-flow benefits. But those benefits only matter if the underlying investment stacks up. This week on Get Invested, Bushy Martin is joined by two property investment specialists from Adviseable, founder Kate Hill and new-build expert Alex Dutt, to cut through the simplistic new-versus-established debate and examine what makes a quality new-build investment actually work. Kate is a Licensed Buyer’s Agent, Qualified Property Investment Adviser (QPIA), experienced property investor and co-author of the award-winning book The Female Investor. She brings the strategy, location, demand and asset-selection lens to the conversation. Alex has been investing in property since 2004 and specialises in the new-build and turnkey construction process, helping investors navigate everything from sites, builders and contracts to specifications, costs, finance sequencing, inspections and handover. Together, they explain why investors need to forget the word “new” initially and first ask whether they would still want to own the property based on its location, demand, scarcity and long-term owner-occupier appeal. Because tax benefits, depreciation and a shiny new kitchen cannot rescue a poor investment. They also unpack one of the most misunderstood parts of new-build investing: the difference between a marketed “package price” and the true tenant-ready cost. Bushy, Kate and Alex explore the risks that can emerge between buying the land and collecting the first rent, including construction delays, variations, builder issues, valuation gaps, finance complications and overlooked inclusions, and how the right process, buffers and independent specialists can help manage them. The message isn’t that new property is superior to established property, or vice versa. It’s that superiority needs to be earned by evidence. In this episode you’ll discover: Why investment quality should always come before “newness”
How to compare quality new builds with quality established property
Why scarcity, location and owner-occupier appeal remain critical
What “turnkey” should really mean for an investor
Why the advertised package price may not be the true cost
How to calculate the tenant-ready, all-in investment cost
The construction, builder and valuation risks investors need to understand
Why construction finance requires different planning and sequencing
The importance of contingency buffers before you start building
Why independent inspections and separately accountable advisers matter
How Adviseable approaches new builds from strategy and location first, rather than starting with available stock
Where depreciation, stamp-duty savings, warranties, lower maintenance and tenant appeal can strengthen the investment case
How to decide whether a new build genuinely deserves a place in your long-term wealth strategy
For the right investor, in the right location, at the right price and with the right team, a quality new build can be a powerful post-Budget investment pathway. But the brochure doesn’t get to decide that. The evidence does. Connect with Adviseable here: adviseable.com.au FREE PROPERTY INVESTOR’S FIELD GUIDE How Should I Invest In Property Now? You can fall for a kitchen before anyone has checked whether you can afford to keep the house. And when three documents repeat the same estimate, agreement can look a lot like evidence. Bushy takes last week’s courtroom into the field for The Case of the Perfect Property. Follow two versions of the same fictional purchase: one led by the listing, the other by a written investment brief. The property is the same, but your future self has a very different stake in the outcome. A national location specialist narrows the map, a local property manager challenges rental assumptions, and independent checks reveal what the apparent bargain would really demand. Then 18 Ordinary Avenue makes an unexpected entrance. This episode closes the operational L for Leverage discussion in Property W.E.A.L.T.H., as the on-field team tests a specific purchase. T for Treatment will unpack the fuller procurement sequence. A separate Property Pulse highlights why reviewing a loan with a broker before an interest-only expiry can help preserve options. What You’ll Learn Build a clear investment brief: Set your long term goal, purchase and holding cost limits, reserves and property requirements.
Your accountant likes the ownership structure. Your broker can arrange the loan. Your property looks promising. But has anyone checked whether the whole plan still lets you work less and live more? In this next chapter of my Property W.E.A.L.T.H. L for Leverage series, I put your core property team on trial. Last episode was about choosing the right experts. This one is about making sure their advice works together before you commit. Through fictional investors Alex and Jo, we compare two $850,000 property packages with very different holding costs. We examine how acquisition funding, tax timing, debt repayment and lender release conditions can change the outcome, and why a bigger sale cheque doesn't necessarily mean a bigger win. We also bring in the financial planner's perspective. Because building wealth on paper is one thing; having accessible money when you want to step back from work is another. There's Dave's kitchen testimony, a home loan watching Seinfeld and the ever elusive “Someone Should” avoiding the summons. But beneath the laughs is a serious lesson: your specialists need to work from the same facts, understand their responsibilities and build a strategy around the life you actually want. We'll finish with the verdict: buy, amend, wait or walk. Because sometimes the best professional advice is to do nothing until the numbers make sense. What you'll learn How property type and ownership structure affect upfront funding and ongoing household contributions.
Successful property investing is an elite team sport. But how do you find the right people, know who to trust, and make sure everyone is working towards your goals? In this solo episode of Get Invested, Bushy Martin explores the L for Leverage stage of the Property W.E.A.L.T.H. journey, showing you how to assemble, assess and lead a team of property professionals who put your interests first. From testing whether your advisers invest in property themselves to uncovering hidden incentives, combining national strategy with local knowledge and keeping everyone accountable, Bushy explains how to build a team that supports better decisions before, during and long after settlement. What You’ll Learn Own the club: Define your lifestyle goals, freedom numbers, financial buffers and the purpose of your next investment. Walk the talk: Why personal property investment experience is an essential starting point when assessing professionals. Follow the money: Identify fees, commissions, conflicts of interest and whether your team can confidently tell you no. Get the right people in the room: The five essential roles of a property strategist, investment savvy finance broker, property specialist accountant, local portfolio property manager and skilled negotiator. Think nationally, check locally: Combine location strategy with street, level insights into tenants, property condition and realistic rental returns. Run an effective team huddle: Document the facts, assumptions, unanswered questions, responsibilities, deadlines and walk away triggers. Stay connected after settlement: Keep your team involved in ongoing property management and adapt your strategy as your life changes. The goal isn't to outsource your decisions. It's to surround yourself with the right expertise so you can make informed decisions, protect your interests and build wealth with purpose. Trusting the wrong person can cost you. But trusting no one can keep you stuck. In this episode of Get Invested, Bushy Martin sits down with truth and trust expert Dominic Thurbon, author of To Be Honest, to unpack what it really means to trust the people, numbers and advice shaping your financial future. Because “off-market”, “independently researched”, “up to 6% return” and “exclusive” might all be technically true, but still not tell you the whole truth. Dominic shares a practical way to seek, speak and hear truth, while Bushy applies it to property, finance and building the right expert team. You’ll discover how to test the claim, the person and the relationship, spot conflicts and incentives, handle uncomfortable advice, and perhaps most importantly, challenge the story you want to believe. This episode sits within L for Leverage in Bushy’s Property W.E.A.L.T.H. journey: finding, testing and working with the right people so your network strengthens your net worth, and your life. WHAT YOU’LL LEARN Why blanket trust and blanket distrust can both hold you back.
“Alternative investment” can sound like a shortcut to higher returns. But before you buy into the story, you need to understand what’s actually creating the return, and where the risk sits. In this solo episode, Bushy takes you through the Investment Mystery Aisle, covering private credit, unlisted businesses, farmland, infrastructure, gold, collectibles, crypto and specialist alternatives. He breaks down the Four Ps, Payer, Profit, Paper and Passage, to help you interrogate an investment before committing your money. You’ll also discover why a regular distribution doesn’t necessarily mean genuine income, how leverage can hide in multiple layers, why “non correlated” doesn’t automatically mean diversified, and why being a sophisticated investor is an entry ticket, not a qualification. Bushy then brings it all together with the Alternative Asset Passport and Investor Strategy Wind-Vane to help you work out whether an investment actually belongs in your plan. What you’ll learn: The six different types of alternative investments and what drives their returns. The Four Ps for stress testing an investment offer. How to spot disguised returns of your own capital. Where hidden leverage and shared risks can sit. Why illiquidity and smooth valuations deserve closer scrutiny. What sophisticated investor status does, and doesn’t, tell you. How the same investment can be green, amber or red depending on the investor. Five practical moves: Take It, Test It, Trim It, Park It or Put It Back. Want the tools Bushy uses? Email [email protected] and ask for the Alternative Asset Passport or Investor Start Wind-Vane.
