Most people waiting to buy at the bottom never get into the market at all. In this episode, Michael sits down with Ravi Sharma, founder of Search Property buyer's agency and host of the Personal Finance with Ravi Sharma YouTube channel, who amassed 13 properties before he turned 28.

Ravi opens up on how becoming a dad has made him a more defensive investor, why he started banking cash 18 months ago in case the market turned, and why he believes buyer's agents have just had their dot-com moment. He also shares where he's buying right now, why he would be buying in Perth if Victoria didn't look so good, and why the budget changes absolutely have not killed rentvesting.

To finish, Ravi explains the three things every investor should think about before buying, how he and his wife manage money as a couple, and what he's most proud of personally and professionally.

------------------------------------------------------------

In this episode: • Waiting for the bottom rarely works. Buyers who hold off during FOMO and then wait for confirmation of the bottom often end up paying more than if they had bought on the first dip, or never buy at all. • Think in decades, not months. Predicting where prices sit in six months is hard, but over 10 years property is priced in a dollar that will be worth less, which is why the buyers with capacity today are often the ones who later wish they had bought more. • Don't confuse national headlines with your market. Ravi's recent Geelong purchase is worth more now than when he bought it, despite the budget changes. Victoria is attracting most of his clients' buying, and he says he would be buying in Perth if Victoria didn't look so good. • Rentvesting is not dead. Tax benefits like negative gearing were always a by-product, not the reason to buy. Most well-located properties turn positive within about five years, and the hard part of owning is not the deposit but making 30 years of repayments without a plan B. • Buyer's agents have had their dot-com moment. Ravi expects most to leave the industry within 12 months, with a handful of national players and some boutique agencies surviving, as good operators double down on systems, processes and value.

Perth home values are down 3.2% from their April peak, but still up 15.6% on a year ago. In this mini episode, Michael Killiner breaks down how existing owners should decide whether to keep, sell or restructure: the marginal buyer question, how to sell well in a market with more stock, and the loan levers that often matter more than your rate, from resetting your loan term and checking your valuation to interest-only expiries, cross-securitised loans, the loyalty tax and whether to fix now.

Days on market in Perth have blown out from 8 days to 21, and sellers are still pricing like it is last year. In this episode, Michael Killiner sits down with Rowen Powell, Director of Verve Buyers Agency, to ask where the Perth market really sits right now and whether we will look back and wish we had bought more property. Rowen unpacks over 7,000 listings, why a 3.7% pullback needs context after 15.6% growth, what makes a compromise asset, and why buyers are holding out for scarcity and forever homes. They also dig into the gap between appraisals and what buyers will pay, the risk of leaning on computer valuations, and what actually wins an offer in Perth today. To finish, Rowen shares where he thinks the market lands in 6 and 12 months, and Michael looks at hold costs and whether forced selling could appear next year. Essential listening for buyers, sellers and investors who want to understand how to make calm, calculated decisions in a wait and see market. 🔔 Subscribe and leave a comment with your questions -- we build episodes around what YOU want to know. A median priced Perth investment house now costs around $750 a week to hold, and from 1 July 2027 you can no longer use that loss to cut the tax on your salary. In this mini episode, Michael Killiner works through what the budget really means for anyone thinking about buying their first investment property.

Treasury says the budget's tax changes will add just $2 a week to rents. The property industry says something completely different. In this episode, Michael Killiner sits down with Bree Ridge-Singh, Director of Property Management at Ray White Dalkeith, Claremont and Fremantle, to cut through the media noise and explain what's really happening on the ground in Perth's rental market.
